Checking Out Property Sales In North Cyprus
Thanks for visiting our WorldVentures site.
At first, people view almost all the different types of property listings in Cyprus. However, after reviewing their budget more closely, those with limited funds usually narrow it down to those similar in price to cheap studio apartments in Cyprus. Most prospective buyers will find out that doing research on the regions and properties available around Cyprus will pay off during negotiations when it comes time to actually purchase a property in Cyprus. It is important to check out the reasons why a property (e.g. apartments in Paphos, or villas in Nicosia) might be listed at a lower price than the average in the neighborhood before actually bidding on the property.
Cyprus is the ideal place to buy a second home as there are so many benefits and you will see the difference it makes to your life immediately. It is so important to start things off on the right foot and we certainly don’t want to have any fuss at the purchase stage. It is a must that you have any doubts you may have answered by the agent and the owner, as there are often discrepancies. If you are unable to have contact with the owner then you should go back on your own and try and get in touch with one of the neighbors. If you find that everything is in order then make an offer and never accept the asking price. Remember that the vendors are in a rush to sell and they won’t want to waste any time.
Your success as a buyer or investor will depend on the situation you are in, your knowledge of the market and what the seller wants from the sale of their property. If you have a mortgage agreed in principle; are a cash or first time buyer; or have no chain, you are generally a more attractive buyer to anyone selling property in Cyprus. This will work in your favor unless there are already multiple offers for the property. Ensure the seller’s estate agent understands the exact details of your requirements and situation.
Under normal circumstances when there is a property crisis and the market slows down, well the purchaser tends to have the upper hand on the negotiating table. Although we are seeing this trend at the moment throughout the western world, Cyprus is still a developing nation and the current trends just don’t apply there. If we now had to compare current market property prices in Cyprus with the rest of Europe, you would be shocked to see that a villa in Cyprus would only fetch you an apartment in the UK.
So if you are at the point of no return and are about to sign your life away, just take the next few tips into consideration first. If it is a second-hand property it may need some work doing to it, just to bring it up to scratch. I would recommend you take a professional along with you so you can get an idea at what needs to spent on refurbishment and then make sure that you have allowed for this when making an offer. The best way to make sure that you are getting real value for money is to get a bank survey carried out. This will give you a real figure that will make it quite clear if you are paying over the odds or not.
The so called boom years may have gone in certain parts of Europe, but Cyprus is just flowing with investment opportunities. The property investment sector is headed by the sale of small studios and one bedroom apartments which are ideal for couples. The low budget sector is in fact ideal for those people with limited resources as they will not only end up with a second property, but also with a holiday home and a source of additional income as they are ideal for letting out.
You may well be asking yourself, where can I find some independent information on property investment in Cyprus. Well I can tell you where and that’s at the Cyprusinformer blog, which is an on-line information blog about everything associated with Cyprus. It really has looked at every possible step into purchasing property there so make sure you visit their blog before setting off to buy your investment property in Cyprus.

Cyprus Villas - Golden Investment Opportunities
Thanks for visiting our WorldVentures site.
Unfortunately due to politics, North Cyprus has not been on the tourist map for a number of years, but recent political developments seem to be changing all that now. It has only been the southern part of the island that has been discovered by British tourists, but the negative outcome has been higher prices and over commercialization. That is what makes the North so interesting as the cost of land is cheaper and it has been virtually untouched by the tourism industry, so you can see why it won’t take long for the developers to move in.
The North which is the more beautiful of the two regions now poses a real opportunity for investment enthusiasts. It still remains an undiscovered secret, retaining natural beauty and Cypriot character with beautiful sea and mountain views stretching along the coast. Although there is something of a property boom in progress in the North it is still highly undeveloped offering prices approximately 50% lower than their equivalents in the south.
Expected returns can give up to 30% or more in one year from plans to completion in the surrounding Kyrenia district with healthy rental returns should you wish to keep the property for holiday lets during the summer duration. The new up and coming area is East of Kyrenia, Esentepe, Bacheli and Tatlisu where the island’s first golf course is under construction and a large marina at planning stage. All the projects in this area are located close to the sea with the most stunning mountain backdrop and at a fraction of the price of more developed Mediterranean countries.
Property Development: This has probably become the best way to earn quick profits in modern times as Europe has really opened up. The growth increase has just started in North Cyprus so you could say that things have just begun and it’s just like anything else. The pioneers make the biggest profits. Property investment has caught on fast over the last few years as it becomes the most secure method of making money, especially as banks start to close their doors. North Cyprus is not only a secure place for investment, it will make you rich so make sure you get your foot in the ladder quick.
There is no doubt in my mind that Villas and apartments for sale in North Cyprus will provide potential investors with a quick or long term profit, and that the way to make the biggest profit is by going directly to the builder. This is where you are going to need a bit of advice and guidance, so that you come out with the best deal possible.
North Cyprus is an extremely popular tourist destination now due to it’s recent quick development and the interest shown by the tourist industry, allowing people to explore and discover the unspoilt side of Cyprus. Although there are still some unresolved differences between the north and the south, they do though agree on the importance of further development and freedom of movement for all tourists. This really is something worth considering so if you need any further information then I suggest that you take a look at a website at CyprusInformer.com as soon as possible.

The hottest place to reside in Europe at the moment is North Cyprus and is down to the close to 300 sunny days it has every year. Cyprus is the 3rd biggest Mediterranean island and the property boom here has managed to sidestep the present economical crisis.
Northern Cyprus is still growing as villa purchases continue to rise and the word out there is that people just love the all year round perfect climate. This means that the rental sector is really going strong as the season is so much longer.
Cyprus enjoys low cost all year round prices, a European culture a whole world apart, very really friendly local residents, great security and a low crime rate all over the island. On the whole you really cant go wrong with property investment in Cyprus and you are about to discover some more exciting reason just why you should choose Cyprus.
If you are considering a fast profit or a long term investment, then you will find that the island of Cyprus is the right place for you. In Cyprus new villas and developments are currently being built and you aren’t likely to see any cranes standing idle here. If it is a fast profit that suits your investment needs, then you should consider buying off plan and sell on completion which could be about 2 years later, giving you an average 15 - 25% net profit.
A couple of years ago I just had a mortgage in the UK and then I decided to invest in a holiday apartment property in North Cyprus. Today the UK mortgage is history cause the Cyprus apartment investment along with regular holiday rental earnings for an average of 14 weeks a year. Apart from the appreciation value added to my Cyprus property investment, I have also been able to pay the monthly mortgage payments with the monthly apartment rental income. In the wake of my first Cyprus property investment success I bought an additional 2 apartments, which is what eventually helped me to erase my UK mortgage.
A booming new build villa property market normally opens the door to bargains on the second hand property market. I have seen Cyprus properties with 3 bedrooms, 2 bathroom and a pool for round 120.000 pounds and all that with a sea view included. I believe this to be an excellent long term property investment and one good tip is to always offer about 15% under the asking price.

Cyprus Villa Rental Guide
Thanks for visiting our WorldVentures site.
If you are going on holiday this year to Cyprus and staying in a rental villa, then you need to know what the most important points are to avoid any problems. In order to have a perfect holiday, just follow this basic guide and you will be guaranteed a problem free holiday in Cyprus.
The principle golden rule to avoid disaster is to use a reputable agency or at least one that has been given real recommendations by real people. The internet will also help you to find top recommendations as there are just loads of social bookmarking sites like Twitter.com whereby real people leave their comments on real life experiences. Following your holiday package confirmation and once you have the letting agencies full contact details, the first reservation payment can be paid. The safest and easiest way to pay on the internet is through a Paypal account and you don’t even need a credit card.
Another way to check on the letting agency is just putting their name into the Google search box and then check out the links that come up with their name in them. When it comes to paying, in order to get an over all picture of the price range you should compare the quoted prices on internet with others from a traditional high street travel agent. Take care with the amount paid on internet as they may be quoted in Euro, so check out current exchange rates through on line exchange converters such as xe.com.
When arriving always make sure that you have got the arrival instructions with you as you may need to take a taxi to your point of destination. If you would like to have a look at the area of your villa then try having a go with Google Earth which is really easy to handle and you get some great views of what’s to come.
If you have reached this point and you are concerned about any reservation that you may already have made, don’t worry yet as it may still be possible to change your holiday reservation. Just follow this guide to find an alternative rental villa in Cyprus and I really do hope that you have a fantastic holiday this year.

Cyprus Villas - Buy To Let Investment Opportunities
Thanks for visiting our WorldVentures site.
Most people who are not in the property market don’t understand what the term “Buy to Let” means. Well it’s simple you buy the property and everything has been completed you rent to it out to anyone who wants to stay in your property. The main thing you have to think about when you’re doing this is make sure your rent covers your mortgage payments.
One thing to bear in mind when venturing on a property investment like this is the total month duration times of the high and low seasons. In Northern Cyprus for example, the low season lasts just five months and the high season stretches over seven months. To put the icing on the cake, there are over 300 sunny days a year, allowing thousands of travel makers the luxury of all year round holidays in places like Northern Cyprus.
There’s nothing better than having real figures to work from so let’s go over a property deal including a sea view totaling 250.000 Euro. First you will have to make an initial down payment of 3000 Euro to hold the property. That is followed by paying a 30% total deposit which would come to 75.000 Euro, including the 3000 Euro down payment.
So your remaining amount for your mortgage is Euro 175,000. Now you can get a wide range of mortgages so it’s best to shop around, I have seen them as low as 4.25%, so I’m going to base mine on this. Your monthly mortgage repayments will be around Euro 800. You must remember and this is very important make sure you only get an interest only mortgage. So if you do the sums over a 12 month period you’ll be paying out around Euro 9600.00.
The statistics available on rental income in Northern Cyprus show that properties can be let out for up to 10 months per year. So if we put the property we have just bought into the equation, we can expect an amazing 2600 Euro. in the high season and an awesome 1500 Euro. over the low season.
So if we go into a little fine detail on the property we have just purchased, let’s calculate on it being rented out for around 6 months over the high season and about 4 in the low season. This you may be amazed to know works out at 21.600 Euro rental income in your pocket. Well you will have to appoint a property management company to take care of your payments such as community charges, but this won’t be more than 1000 Euro a year. Are you beginning to see why property investment in Northern Cyprus sounds interesting?
If you feel that this could be the property investment for you in a country which received over 2.6 million visitors last year. It is still a growing trend and there is a need for more properties to let out, so don’t miss the boat. Act now and head over to the Cyprusinformer.com/blog and you will find the best property investment advice on the internet.
